Flood insurance is there for you when the worst happens and your home or property is flooded. Whether you are in a flood zone or not (or if you're not sure), there are a few things you should know about flood insurance so that you can ensure your protection in case of an emergency.
- Flooding Types. There are many types of flooding that are covered by flood insurance — including acts of nature such as a river overflowing, heavy rainfall or outside water sources. Some policies do not cover groundwater seepage; for those disasters that happen within your own home, check your homeowners policy — as it may cover burst pipes or a broken water heater. Ask your independent insurance agent questions and be sure to review your policy.
- Not Everything is Covered. There are exclusions when it comes to flood insurance, like sewer backup. Major appliances are often covered, but electronics may not be, so always check your policy exclusions before you make a commitment. You may be able to add additional coverage for the main floor of your home at a higher premium. Your basement may only be covered for the walls and floor, not any finished area such as carpeted floors.
- The Cost. While there are government regulations on what can be charged for flood insurance, many policies require an upfront payment of the entire premium. Be prepared to have that amount of money before you decide to take out a policy.
Even though there are exclusions and you have to pay for flood insurance on top of your home insurance, it is a necessity for many homeowners across the country. In fact, approximately a quarter of all flood claims occur in areas that are not designated flood zones. It is better to be proactive and be prepared than to lose what you have worked so hard for.
